YOU CAN NOW PAY QUARTERLY ASSESSMENTS BY AUTOMATIC DEBIT
The Renaissance Association has moved its funds to Peoples Community Bank.  A number of residents have asked for an automatic way to make quarterly maintenance assessment payments.   Peoples Bank offers a service to debit your account on the 3rd day of the quarter in which the assessment payment is due.  If you are interested, please complete the attached form and mail it to Peoples Community Bank.

FIRE ALARM SYSTEM
Many residents have inquired why they do not hear the fire alarm system go off in their unit when they see a fire truck approaching the building.  If there is fire or smoke in the common areas on a floor, whether from a hallway smoke detector or pull station, the alarm will sound on that floor, one floor below, and two floors above ONLY.  If the smoke or fire spreads, the alarm will sound on two floors above the affected area.  Please follow the directions that you may hear on the fire public address system. Each apartment is equipped with fire suppression sprinkler heads.  If the heat from a fire activates a sprinkler, the alarm will sound inside that unit, in the hallway on that floor, and one floor below and two floors above.  The smoke detectors in your apartment detect smoke, but will only sound an alarm in your apartment. 
Apartment smoke detectors do not activate the central alarm system.

MEN AND WOMEN'S LOCKER ROOMS
There are only eight lockers in each of the men and women's locker rooms.  Six lockers in the women's and three in the men's locker room are presently locked.  Lockers are for daily use only by all our residents.  If you place a lock on a locker, please remember to remove it when you leave so that other residents using the sauna, showers and pool can also use a locker.

TRASH CHUTE ROOMS
The trash chute rooms are located at the North end of the building near the 03 units.  Please be sure to put all bagged trash down the chute - and not on the floor. Be sure that all trash is wrapped before it is thrown down the chute.  Unwrapped trash will cling to the walls of the chute and cause odors and pest infestation.  Do not leave recyclables in the trash chute room. Do not throw boxes or other large objects down the trash chute.  They may get stuck, causing a system shutdown.  If the red light on the trash chute is illuminated, it indicates that a chute door is open on another floor, and the chute doors on all of the other floors are temporarily locked. The light will extinguish in a few moments and the chute door can then be opened.

SAFETY INSPECTIONS
There are a number of inspections that are mandated by law to insure the safe and effective use of mechanical equipment serving the Renaissance.  The four elevators are inspected annually and must undergo extensive testing before a permit is issued to the building.  Backflow valves must also be tested annually to ensure that building water does not flow back into City water.  OSHA requires all window washing davits and roof anchors be tested annually.  Fire protection standpipes are tested annually to ensure that there is sufficient water pressure in the event of a fire. Infrared overload testing is also performed on electrical and distribution systems.  Chemical testing and balancing is also performed on the building's air conditioning system.

WINDOW WASHING
The semi-annual window washing will occur the first week in November.  If you have debris on your windows that was not removed in earlier window washings, please pick up a colored "marker" sheet from the Management Office and attach it to the inside of your window.  The window washer will then be able to locate the problem window more readily.  They will begin around 8:00 a.m., so remember to draw your blinds for privacy.

FLOOD INSURANCE
Recently Management visited the City of Sarasota Zoning Department to obtain accurate Flood Zone information.  The city officials checked the flood zone map and determined that Renaissance I is in Flood Zone B & C, meaning that flood insurance is not required by FEMA
(Federal Emergency Management Agency).  If you would like to have a copy of the flood zone elevation certificate to provide to an insurance underwriter or mortgage holder, please contact the Building Manager.

PARKING GARAGE AWNINGS
The awnings on the third deck of the garage were recently cleaned and sealed.  The contractor discovered many holes in the awnings from cigarettes tossed from units on the East side of the building.  The holes will be patched as soon as the new material is received. The metal awning framework has also been painted with a rust-inhibiting paint.

BARBECUE GRILL
Management has received complaints about residents who use the pool patio grill who are carrying food through the common elements on open trays. In some cases the grease, marinades, and juices that run from the uncovered food spills or drips onto the common element floors and hallway carpeting, seriously damaging it.  Please use a covered container large enough to hold your food and securely contain all liquids, and if you accidentally spill something please clean it up immediately.   

GUEST SUITES
As many residents know, there are two guest suites available for rent by residents of Renaissance I for their guests.  Proceeds from the rentals goes to the Renaissance I Association and helps to offset maintenance costs.
The daily rental charge is $120.00, with a discount given for rentals of five nights or more.  Guest suites are not available to the general public.  A resident may reserve a guest suite, but they must remain in residence for the duration of their guest's stay in a suite.  For additional information, a Guest Suite Information flyer is attached.
