NEW OPTION AVAILABLE FOR GARAGE ENTRY We have completed the testing of an alternative to the proximity card that is used to enter the parking garage, and new in-vehicle remote openers can now be ordered through the Concierge. These inexpensive openers make it possible for you to activate the garage door while your vehicle is in the entrance roadway. The transmitters also open the main garage door when you are leaving the garage. Better still, if your vehicle has a built-in programmable opener (many cars do), you can program it to open the garage door and you will not have to buy a remote transmitter for your vehicle. Two models are available, costing $18.00 and $23.00.
RECYCLING CONTAINERS The recycling containers in the service elevator lobby have been reorganized to simplify recycling. No more separating dark and clear glass, and additional containers have been added for paper, newspapers and plastics. This should lessen the likelihood of weekend overflows, simplifying the process. Please do not leave boxes or recyclables in the service elevator alcoves on each floor. Bring them to the service elevator lobby floor and deposit them in the marked containers.
BOARD OF DIRECTORS EXPANSION NOT APPROVED The Board of Directors expansion failed to be approved by the owners. An insufficient number of owners returned their proxies to register a preference for an expansion of the Association Board of Directors, so the Board will remain at only three members. The newly seated Board will try again to get approval from 66 percent of the owners, which is needed to change the Developer-written bylaws so that the board can be expanded to a more realistic size.
Many new owners may not understand the critical importance of an adequately staffed Board of Directors, and the importance of returning all proxies. The next attempt to get the required two-thirds of the owners to authorize a bylaw change will provide a better description of the issue involved, make the proxy more understandable and less "legalistic", and appeal to owners to quickly return all proxies.
DELIVERIES The Renaissance Management office cannot provide keys or accept deliveries for units. If a resident will not be in the unit to receive a delivery, they may leave a key at the Concierge desk With the resident's permission, the key will be given to the individual requiring entry into the unit.
MOVIE NIGHT The March movie is "My Big Fat Greek Wedding". Nia Vardalos stars as Toula, a nice Greek girl who realizes that her life would be better if she gets away from her Greek family. She finds the man of her dreams and learns that love is here to stay, and so is her family. The movie will be shown in the media room on Thursday, March 6 at 7:30 p.m. Popcorn and sodas will be provided.
LANDLORD AND RENTER GUIDELINES If you lease your apartment to a renter, you need to be aware of your responsibilities regarding your renter's rights and responsibilities.
A person who leases an apartment in the Renaissance has free access to all common element facilities. When your apartment is leased, you forego those privileges and implicitly assign them to your tenant. That means, for example, that you cannot deprive your renter the use of the storage locker assigned to your apartment, or depend on the Renaissance Association to answer questions from your renter regarding the terms of your lease, provide extra apartment or mailbox keys, pass on messages or instructions to your renter, or in general, act as a surrogate rental agent in your absence. The Renaissance Association Board has explicitly instructed the Building Manager and staff to defer to the owner and the designated rental agent for all support matters relating to leased apartments.
You or your agent is responsible for providing your renter with all keys, key cards, locker number, mailbox number, parking space number, and a copy of the Renaissance Rules and Regulations. Your renter must complete a Renter Application Form and must also pay a transfer fee of $100.00.
Your renter should also be advised that if he or she requests apartment maintenance for an item that is not covered by your one-year warranty, you will be billed for the time and material involved in the repair. It is therefore prudent for you to require your tenant to notify you, or your agent, before any maintenance is ordered.
Please understand that the Building Manager and the Renaissance Condo Association are not parties to your lease agreement and cannot be expected to service a tenant in matters that are the responsibility of the owner or rental agent. We appreciate your cooperation.
MAINTENANCE ASSESSMENTS Owners are reminded that quarterly maintenance assessments are due on the first day of each quarter, and that a $25.00 penalty is imposed for late payment. The Association is also required to initiate legal remedies for the collection of unpaid assessments, so it is important that they be paid on time. As a courtesy, invoices for quarterly assessments are sent to each owner, but failure to receive an invoice is no excuse for non-payment.
CHILDREN IN THE SPA For safety reasons, please remember that the spa is off-limits to children under twelve years of age.
PET OWNERS Pets must be on a leash at all times while in the common areas and are not permitted in the swimming pool, spa or deck area.
CABLE TV COMMITTEE There is a new ad-hoc committee chaired by Hans Stocker. The committee will look into negotiating a bulk services contract with Comcast. The committee will also look into alternative broadband wireless Internet. If you can help, please contact Hans Stocker at 941-539-3952.
RENTING ADDITIONAL PARKING SPACES Occasionally, residents need an additional parking space for a month or more. If you do not use your deeded parking space, or are away for extended periods, you should consider renting it to a resident who needs an additional parking space. If you are interested in making your space available for monthly rental, or if you need an additional space, you should put a notice on the bulletin board by the fitness room or on the resident website message board.
SCAT PLUS TRANSPORTATION SERVICE Scat Plus is a transportation service available to handicapped and elderly residents of the Renaissance. Residents can apply for transportation by calling SCAT at 941-861-1234 and requesting an application form to be mailed to them. For other transportation needs such as bus schedules, limo and taxi information, please contact the Concierge.
REMEDIATION There is a new item on the unofficial resident website (http://RenCondo.com) entitled "What's All This Talk About Remediation?" that attempts to explain what is involved in apartment remediation and tries to clear up some of the mystery associated with the Developer's efforts to rehabilitate affected apartments. If you are unsure what is involved in the remediation program at the Renaissance you may find this item helpful.

CLUB ROOM SECURITY DEPOSIT The Board of Directors has approved a $100.00 security deposit to reserve the Club Room. Any post-event repairs, replacements, or cleanup that is necessary will be deducted from the deposit. Sponsors must be present for the duration of the event, and are asked to restore the club room and catering kitchen to the condition in which they found it in order to avoid paying a cleanup or damages fee.
