KENTUCKY DERBY PHOTOS
Photos taken at the Second Annual Kentucky Derby Party on May 7, 2005 are posted on the resident Web Site at www.RenCondo.com.  You can view a slideshow or print copies of photos on your home computer.

CAR COVERS
If you place a cover over your vehicle when you leave for an extended absence, be sure to fasten it tightly so wind does not cause it to move about or be torn off.  If a vehicle cover is blown off by the wind, the whipping cover may cause damage to adjacent vehicles.  The Association will attempt to notify you and will try to salvage the cover and hold it for you until your return, but Association staff cannot reattach the cover because improper installation could cause damage to your vehicle or the paint finish, and the Association cannot accept that responsibility.

Be aware that wind in the garage and around the building can make short work of a car cover, so be sure to attach strong lines across the bottom of the vehicle.  Do not rely on elastic cover seams or flimsy lines to hold the cover firmly to the vehicle.  Cover material should be designed to "breath" to prevent moisture problems.  Wind can cause the cover to move and eventually mar the paint, so careful cover selection and installation is strongly recommended

PARKING COURTESY
If you have a parking space that faces another space located in an adjoining row, please take care to keep your car on your side of the dividing line between spaces so you do not impinge on the other space.

The concrete markers between some adjacent spaces define the boundary, but are not intended as wheel stops that will guide you when backing or pulling into your space.  If you pull your car into a space until your wheels touch the concrete markers you may have intruded on the parking space of your neighbor, making it more difficult for them to park their vehicle without it extending into the traffic lane.

BIKE ROOM TAG STATUS
July 1 is the deadline for registering your bicycle.  After July 1, any bicycle found in the storage room without a registration sticker will be considered abandoned and will be removed from the premises.

We have constructed additional bicycle storage on the wall of the bicycle room.  Please help us eliminate one floor rack so that we can construct additional wall storage.  You may contact Management if you need help removing your bicycle from the floor storage rack to place it on the wall rack.

AUTOMATIC ASSESSMENT DEDUCTION
Attached you will find the form to set up automatic deductions for your Quarterly Maintenance payments.

When you have your Maintenance Fees paid automatically, you never have to worry about your mail being lost or not arriving on time.  The quarterly payments will be automatically deducted from your designated bank account on the third day of the month in the quarter in which the payment is due.

The Association Pay Authorization form is very easy to complete by simply following the instructions on the top half and mailing in the bottom half.

CRUISE DATE CHANGED
The Social Committee has reserved 50 places on the LeBarge Tropical Floating Island Cruise Charter Boat for Sunday, September 25 (note new date) from 6:30 p.m.  8:30 p.m.  The cruise will leave from Marina Jack Plaza.

You will enjoy an interactive narration while viewing spectacular waterfront homes, wildlife, the environment, and live entertainment.  A full cash bar, and light menu will be available.

LeBarge Cruises require their $$$ in advance so deliver your reservation payment of $15 per person to the front desk no later then August 31.  For info call Jeanne Sheldon951-6027.

MOVIE NIGHT - Anger Management
In this hilarious comedy, Adam Sandler & Jack Nicholson star as patient and therapist, though at times, it is hard to tell which one is which.

After a misunderstanding aboard an airplane that escalates out of control, the mild-mannered Dave Buznik (Adam Sandler) is ordered by Judge Daniels to attend anger management sessions run by Doctor Buddy Rydell (Jack Nicholson).

Filled with a bizarre mix of angry people, the sessions escalate Dave's anger, rather than managing it.

DANGEROUS GARAGE PRACTICE
Reprinted from the February 2004 Issue
Some residents, in an effort to speed their departure from the main automatic (double-wide) garage door are resorting to a dangerous exit strategy that produces major security vulnerability. In their haste, some exiting residents are activating the main garage door mechanism, and while the door begins to open, they drive out the "In" side of the door as soon as it becomes clear, apparently in an effort to save a few seconds by not waiting for the  "Out" lane to become fully open.

This is a serious security risk. By exiting through the "In" side of the garage door, the "vehicle has exited" sensor on the outside of the "Out" lane does not detect that the car has safely exited the garage, and as a result, the gate stays open, waiting for the vehicle to pass over the "all clear" sensor. Unfortunately, the vehicle is long gone (through the "In" side of the door), so the door remains open until another car is detected exiting the garage through the "Out" lane. Under some conditions (particularly at night, with few vehicles exiting the garage), the automatic garage door can remain open for hours at a time when someone uses this exit shortcut, leaving the garage door open and totally vulnerable to unauthorized entry by people or vehicles.

Please do not take a shortcut through the "In" lane when exiting through the main garage door. Wait for the door to open completely. If you employ this questionable exit procedure you could be held liable for any consequential damages caused by your purposeful compromise of the garage gate security controls.

JUNE SOCIAL EVENT
The Social Committee will be hosting the 1st Restaurant Rover "Dutch Treat" dinner at the El Greco Café on Main St., "Where Sarasota meets Greece" on Saturday, June 18 at 6:30 p.m.  The prices range from $1.50 to $17.95.  All entrees come with soup or a Junior Greek Salad and fresh baked bread.  The food is delicious and the prices are reasonable.  A flyer about the event will be delivered to your apartment door along with
a dinner menu.  Seating is limited to 50 so sign up early.  For info, call the Reception Desk at 957-1956.

HOTEL SITE
You may have noticed conduit in the garage and extending over the sidewalk to the Hotel Site.  An unacceptable alternative was to place the conduit on the asphalt and pour asphalt on top of it, creating a speed bump effect in the driveway.  The conduit is necessary for the contractor to obtain electric and water for the trailer and construction site.

We have given permission for the contractor to run a water line from the hydrant at the front of the building to the trailer and electric from the generator at the trailer to the hotel site.

FPL will be installing a concrete pad and transformer in August for the site and
plumbing will be connected to the trailer as soon as plumbing lines are brought to the
live-work townhouses.  All water costs will be metered and paid by the Hotel developer.

STORM DAMAGE UPDATE
In early June the Association's Engineering Consultants will begin water penetration testing on window specimens and sliding glass doors.  The Association's Attorney will use this additional engineering information during mediation.  The parties that will be involved in mediation are the Association, Developer, General Contractor, Sub-contractors, Architect, and the Consultants used by the Developer during the initial construction or subsequent repairs to the Renaissance Building.

HURRICANE PRECAUTIONS
Because of problems during the hurricanes in 2004, the Board of Directors has passed a resolution regarding the removal of all items from balconies when major storms are imminent. If you are a seasonal resident, please make sure that you clear your balcony before you leave for the season or on an extended vacation.

In the event of a tropical storm or hurricane, items on your balcony can become airborne and cause serious damage.  The Association staff will be too busy securing the common elements to take time to visit your apartment and remove balcony items when a storm approaches, so please tend to this important matter before you leave.

Volunteers are needed for Hurricane Season!
Please provide your name and telephone number to the Management Office if you are able to help during Hurricane Season.  We need volunteers to coordinate helpers, secure the pool furniture, place sandbags, help in evacuation if necessary, and any other assistance that may be required.
