CABLE TV
We are awaiting approval by Comcast of the contract to begin bulk rate service on February 1, 2004.  Because of protracted negotiations, an agreement could not be reached until mid December, and Comcast cannot implement bulk rate billing until February.  The bulk rate contract includes all channels from 2 through 71.  The monthly rate charged to the Association is $27.66 for each unit.  Owners will still need to pay their January Comcast Cable bill.  If an owner does not currently have cable service in their unit, Comcast will activate cable outlets in these apartments for a small fee, which must be paid by the unit owner. Owners will be advised when the signed agreement is received from Comcast. Owners who lease their apartment and have required the renter to pay for water, sewer, and cable TV may want to reassess their lease in order to obtain the water, sewer, and cable fees that were previously invoiced to, and paid by their tenants. 

WATER
The Association will now pay water and sewer bills beginning January 1, 2004.  The last invoice owners received by National Exemption Service was for the period October 11 through November 11, 2003.  Owners are still responsible for charges through December 31, 2003.

CHRISTMAS TREE DECORATING AND TOY PARTY
We are pleased to announce that the toy collection for the Children's Haven held at the Annual Christmas Tree Decorating Party was a great success.  The Social Committee collected a significant number of toys and children's clothes, and raised approximately $800 in donations for Children's Haven.  Our thanks to all residents who attended the party, and to the Social Committee members who planned and organized this event. Special thanks also to Santa Claus (Paul Comegys), who came down the Club Room stairs instead of the chimney to wish us all a Merry Christmas. 

NEW YEARS BRUNCH
Remember the New Years Day Brunch from 11:00 A.M. to 1:00 P.M.  Besides Bloody Marys and Mimosas, there will be Lox and Bagels, Fresh Fruit, and more.  The cost is $7.50 per person. Contact Joanne at the concierge desk if you plan to attend.

SECURITY GUARDS
Residents need to follow any instructions given by security guards when situations dictate, particularly in emergencies when the guard asks residents to stay out of an area.  We also ask that residents not engage the guards or concierge in extended social conversations or visits, since they have responsibilities that do not permit them to be distracted.


TRASH CHUTE ROOM
Please do not place unwrapped trash into the trash chute.  Unwrapped trash will cling to the walls of the chute, which results in odor problems and pest infestation. Please package all chute trash in sealed plastic bags.

Do not place boxes or other large objects into the trash chute.  They can get stuck, blocking the shaft and causing a costly system shutdown. 

Do not place boxes or packing materials in the hallways, elevator alcoves or outside your door.  Please bring them to the 1st floor service elevator lobby for disposal or recycling.

VISITOR PARKING LOT
Residents may not park in the Visitor parking lot on the ground floor parking garage except for short periods to load or unload their vehicles or to pick up and discharge passengers.

COURTESY GROCERY CARTS
Please return the courtesy carts on the first, second and third floor immediately after use so that others can use them.  Do not leave carts unattended in the hallway or place them unaccompanied on the elevator. 

SERVICE ELEVATOR HALLWAY
The building staff has installed new wall covering in the service elevator hallway on the 1st floor to protect the walls from carts and furniture during moves in and out of the building.  Additionally, the vinyl tile floors have been cleaned and waxed.

MOVIE NIGHT
The January movie is "City By The Sea" starring Robert DeNiro, Frances McDormand and James Franco.  Vincent LaMarca's job (De Niro) is to arrest killers, but this job is different.  The suspect he is tracking is his own son.  As a cop, LaMarca must bring the accused to justice.  As a father, he must find a way to save his son.    True events inspired this compelling police thriller. 

The movie will be shown in the media room on Thursday, January 8 at 7:30 p.m.
Popcorn and sodas will be provided.

CHRISTMAS TREES
If you have a "live" Christmas tree, when and are ready to dispose of it please contact the concierge or Manager to arrange for a member of our maintenance staff to remove the tree from your unit.  Please do not place the tree in the hallway.

INSURANCE
No one likes to think about it, but natural disasters can take away all our belongings in seconds.  We recommend that you purchase condominium homeowners insurance, since the Renaissance building insurance does not cover anything inside individual apartments, nor does it protect you from personal liability exposure. You should also consider purchasing windstorm insurance in addition to basic condominium unit coverage. Owners who rent their apartments should check their coverage to make sure that their insurance is appropriate for a rental unit. Renaissance owners are responsible for the actions of their tenants.

REMINDER
Condo Maintenance Assessment fees have been increased as of January 1, 2004. Please remember to pay the new amount.

LOCKER ROOM POLICY
The lockers provided in the men's and women's locker room are intended for same day, first come, first served use by residents.  All locks must be removed at the end of each day and the contents of each locker completely removed.  We ask that you lock your locker only while you are using a recreational facility, and then remove the lock and the locker contents when you are finished.  Locks found on lockers for more than one day may be destructively removed and the contents of the locker held by the concierge for one week before disposal.  Items found in unlocked lockers at the end of each day will be removed and disposed of.  Thank you for your cooperation.

SELLING YOUR UNIT
The condominium documents (large black book) you received when you purchased your condominium must be turned over to a new purchaser when you sell your unit.  If you do not have the documents, the Association can provide new copies, however, there is a significant charge for these documents.
