SMOKING As you are aware, smoking is prohibited in the common areas of the building. For your convenience, ashtrays and trash receptacles have been placed in various areas outside the building such as the pool and front and back entrances. Instead of putting your cigarette out on the concrete pavers or tossing them in the bushes, we would appreciate your placing the cigarette in the receptacle provided. Thank you for your cooperation.

The cost is $7.00 for each inspection and an additional charge of $3.00 if plant watering is requested. Attached to this newsletter is a copy of the inspection program. If you would like to initiate an apartment inspection, please complete the attached form and mail it to the Property Manager.
COMPUTER SYSTEM UPGRADES We recently networked the Homeowners's Association computers located in the Property Manager's office to the Concierge station. This will allow simultaneous use of the computer-based Renaissance Property Management system by the Concierge and the Property Manager. With this system, it is possible for the Concierge and the Property Manager to independently use the full range of features available in the database program developed by one of our resident owners. The Homeowner's Association also installed an Uninterruptible Power Supply on the computer system to protect the database from possible corruption during power outages as well as virus screening software.
WORK IN PROGRESS Landscaping: Our landscaper recommends that due to the hurricane season, the stake supports on the palm trees will not be removed until December. The developer's landscaper has received the permit from the City to remove dead palm trees.
Lobby Floor: Three contractors were contacted to provide a proposal for cleaning the marble floors on the 1st floor, penthouse floor and elevators. A vendor has been selected and the work is being scheduled. All holes will be filled and the floors will be diamond grinded, honed, polished and sealed.
A/C Water Supply Lines: Three contractors were contacted to provide a proposal to clean, prime, and paint the a/c water supply lines on the roof. One firm was selected and will paint the water lines in September.
Window Washing: Weather permitting, window washing will begin the week of September 23rd.
Storm Shutters: We have obtained information on shutters and window film. A copy of the report has been forwarded to the developer for review.
Bar Code Access Reader/Security Management is continuing to obtain information necessary to allow the developer to make an informed decision. The system currently in place is one of the latest on the market. We will, however, obtain proposals to place an overhang over the card reader at the front gate and have two gates instead of one large gate; one for ingress and another for egress.
Pond: We have contracted with a Sarasota firm to control the noxious aquatic weeds and algae around the perimeter of the pond. A pond dye was applied which will slow the growth of vegetation and protect our carp from birds. We have already received numerous positive comments on the new look of the pond. Thanks for noticing!
