ANNUAL MEETING
The continuation of the Homeowners Annual Meeting will be held on April 2, in the Club Room at 6:00 pm.  One homeowner association member will be elected to the Board of Directors.

VEHICLE REGISTRATION
In an effort to ensure that our garage management is effective, all residents' vehicles must be registered with the Management Office. The vehicle make, model, color and license plate information must be given to the concierge or the property manager.  Please let us know when any vehicle information changes.

RENAISSANCE SALES
As of March 25th, 2002, 168 of the units have been sold.  This figure represents 69% of  total units.

PET SAFETY CONCERNS
We all love our pets and want to keep them safe, therefore all dog owners must keep their pet on a leash in all of the common areas of the Renaissance. The leash should be retracted and locked in the shortest position when preparing to enter or exit the elevator.  The leash should have absolutely no slack, preventing the dog from unexpectedly exiting the elevator when the doors are closing.

PET CLEAN UP
We are still receiving complaints about doggie deposits left outside on the Renaissance property. Owners MUST PICK UP and dispose of all animal waste properly.  As a reminder, pets are not permitted in the swimming pool, spa and deck area.

BARBECUE GRILL
Prime barbecue season is upon us, so please see the concierge desk to reserve the barbecue grill. An instruction manual  will be given to you when the grill is reserved. For your safety and enjoyment, it is important to review the manual and to adhere to the necessary safety precautions.  Also, please remember to clean the grill after you use it. See Concierge or Security for the cleaning utensils.

MOVIE NIGHT
The April movie is "Training Day" starring Denzel Washington. Denzel plays a twisted detective who both attracts and repels as he becomes the kind of thug he's supposed to collar.  Denzel won Best Actor for his role in Training Day. The movie will be showing in the Media Room on Thursday, April 4 at 7:30 pm.  Come and watch a movie with your neighbors.  Popcorn and sodas will be provided.

DEPARTURES & ARRIVALS
Since it is very important that we know who is at the Renaissance at all times, please notify the office if you are planning to arrive after a long absence or departing for an extended period of  time.  This is necessary for safety, security, and mail management.

FLORIDA WINEFEST
The 12th annual Florida Winefest and Auction, benefiting various charities in Manatee and Sarasota counties, will be held at a number of locations from April 5  7.  For details call 952-1109 or go to www.floridawinefest.com. 

DOOR MATS
For your safety and the safety of your neighbors, all common area hallways must not be obstructed in any manner and are to be kept free of any objects that are unsightly or hazardous. Please remove all mats from unit doors and place them inside your unit.

AQUATIC EXERCISE
Some residents have expressed interest in an informal aquatic exercise program to be conducted in the swimming pool.  If you have experience leading an aquatic exercise group, or if you would like to participate in an informal low-impact aerobic pool exercise program, please call Ann Bubeck (#811) at 957-3638.

CARTS
In an effort to have carts available at all times for our residents, please bring the carts back to the landings on the floors after you use them.  
 
VISITOR  PARKING AREA
The Visitor Parking area is for visitors  only.  Many residents are still parking in the visitor parking lot.  Please park in your designated parking spot(s).  

MANAGER'S CORNER

INSURING YOUR PROPERTY
Each unit owner is responsible for purchasing, at his or her own expense the following coverages: liability insurance to cover accidents occurring within the Unit or on the Unit's Limited Common Elements; insurance coverage for all personal property, including without limitation floor coverings, wall coverings, ceiling coverings, electrical fixtures, appliances, air conditioning and heating equipment, built-in cabinets and other built-in items; and coverage for all exterior doors and windows of the Unit and glass and screen in all windows and sliding doors.

RESERVING COMMON  ROOMS
With more and more residents reserving the Club Room and Conference Room, we need to have advance notice.  If you are planning to use one of these rooms, please obtain a Common Elements Reservation Agreement from the Manager or Concierge, sign and date the Agreement and return it to the Manager.  Residents are responsible for cleaning the room after using it and are responsible for the cost of any and all damages.

BILL TO ADDRESS FEATURE
You can now specify a Bill-To-Address where all invoices will be mailed.  This will be useful for those residents who use a rental agent or property manager and expect them to pay the bills.  All other correspondence will continue to be mailed to the owner and address of record.  Please notify the Manager in writing if you would like your invoices mailed to a third party.

BAR CODE ACCESS READER
Management is obtaining proposals for a bar code access reader that will work in conjunction with the existing automatic gate access control system.  This scanner will control the entry of authorized vehicles equipped with a bar code by reading the windshield tags placed inside each registered automobile.  The scanner will also eliminate opening the car window and waving the proximity card at the card reader.  We will keep you informed as additional proposals are received.

FIRE ALARM SYSTEM.
Residents have inquired why they do not hear the fire alarm system go off in their unit when they see a fire truck approaching the building.  If there is fire or smoke in the common areas on a floor, whether from a smoke detector or pull station, the alarm will sound on that floor, one floor below and two floors above.  If the smoke or fire spreads, the alarm will sound on two floors above that affected area.  Each apartment is equipped with sprinkler heads.  If the sprinkler is activated by heat, the alarm will sound in the unit, that floor, one floor below and two floors above.  The smoke detectors in your apartment detect smoke and sound an alarm in your apartment only.  It does not activate the central alarm system.  Please follow the directions on the announcement.

We are continuing to work on the following:
Lights around the perimeter and on the building are out.  Some of the lights need to be accessed by a stage and a few of the lights need electrical work.  The electrical contractor has been contacted.

Landscaping.  The developer is working with the plant installer to remove and relocate palm trees.

Stained sidewalks and curbs.  The developer is obtaining quotes to have the damaged areas replaced.

Garage Ramp.  Proposals have been requested from several concrete contractors to provide a ramp at the Southwest corner of the garage.  Residents have suggested a ramp in this area to help when wheeling grocery or luggage carts.
